    Section 21 no-fault evictions ended for new rules; tenancies are periodic by default; new Section 8 grounds and a written statement of terms apply to new tenancies.

    Landlords had to give the official Information Sheet 2026 to tenants whose tenancy began before 1 May 2026.

    Register your rental property (PRS Database) opens

    The national landlord and property register opens, starting with the West Midlands and rolling region by region. You typically have three months to register once your region opens.

    Final regional deadline: landlords actively letting in England are expected to be registered on the PRS Database.

    The minimum EPC rating for private rented properties in England remains E unless an exemption applies. Higher targets have been discussed but are not in force — check GOV.UK before relying on press reports.
