Landlords in Bradford: never miss a compliance date
On Census Day, 21 March 2021, Bradford had 48,278 privately rented households, 23% of the 209,867 households in the area. That is the Office for National Statistics count in TS054, adding "Private rented: Private landlord or letting agency" and "Private rented: Other private rented".

The rules that apply in England
- If the property has gas, a Gas Safe engineer must check it every year.
- The electrical installation needs an inspection at least every five years (an EICR).
- You need a valid Energy Performance Certificate. Most lets need a rating of E or above.
- A tenancy deposit must be protected in a government-backed scheme within 30 days.
- Every private landlord will have to register themselves and each property on the national PRS database.
Councils can issue civil penalties of up to £7,000 for a breach and up to £40,000 for a repeat or more serious offence.

The draft Private Rented Sector Database Regulations 2026 would open registration for properties in the Yorkshire and the Humber in April 2027. Landlords would then have three months to register.
