Landlords in Barnet: never miss a compliance date

On Census Day, 21 March 2021, Barnet had 48,705 privately rented households, 32.7% of the 148,917 households in the area. That is the Office for National Statistics count in TS054, adding "Private rented: Private landlord or letting agency" and "Private rented: Other private rented".

The rules that apply in England

  • If the property has gas, a Gas Safe engineer must check it every year.
  • The electrical installation needs an inspection at least every five years (an EICR).
  • You need a valid Energy Performance Certificate. Most lets need a rating of E or above.
  • A tenancy deposit must be protected in a government-backed scheme within 30 days.
  • Every private landlord will have to register themselves and each property on the national PRS database.

Councils can issue civil penalties of up to £7,000 for a breach and up to £40,000 for a repeat or more serious offence.
